Buy for the next buyer—not only for yourself

Personal enjoyment matters, but a property decision becomes more resilient when another buyer can understand its value later.

Before buying, describe the next buyer in one sentence. If the description is vague, the exit strategy may be vague too.

Your preferences are only one demand source

You may value a rare layout, unusual location or highly specific renovation. The next buyer may not. Distinguish what is personally valuable from what the broader market consistently recognises.

Look for durable reasons to choose the home

Transport, efficient space, daily convenience, school access and a comfortable living environment are easier to communicate than a promise of future appreciation.

Avoid single-story investments

If the purchase depends entirely on one future event—a new mall, business district or transport line—the downside is concentrated. Stronger properties usually have several independent reasons for demand.

Plan the likely holding period

Your next buyer changes with time. A near-term resale buyer may focus on launch competition and remaining defects coverage; a much later buyer may compare age, maintenance and neighbourhood supply.

Keep flexibility

A sensible purchase should remain manageable if interest rates, rental demand or personal plans change. Flexibility is not exciting, but it is often what protects a long property journey.
